Anantara Zanzibar Resort & Residences is an Infinity Developments project on the north coast, signed with Minor Hotels on 5 March 2024 as a 181-key new build of suites, pool villas, apartments and penthouses opening in 2027 (Minor Hotels release). The developer puts gross development value above $150m and markets the residences without publishing prices; its construction page records project commencement on 1 April 2026 and a June 2026 post says milestones are on schedule. Key counts conflict across sources: 181 per Minor Hotels, 110 hotel rooms plus 94 residences for sale per The Citizen (5 Sep 2024), and 229 on Anantara's own site.

Daily News reported it in June 2024 as a 54-villa, $10m Village Group project due early 2025; it was relaunched with Kerten Hospitality as The House Residence Azure Zanzibar in May 2025 with handover targeted for Q4 2026. The developer's current targets are villas in Q4 2027 and hotel opening in Q1 2028, and its pages no longer name an operator.

The developer says more than half of the 136 apartments were sold by November 2025, with groundbreaking expected at the start of 2026 and completion targeted for 2028 (fumba.town, 4 Nov 2025). As of 31 October 2026 no source reports that groundbreaking has taken place; the developer's own March to May 2026 newspaper still calls it the planned tower. Earlier coverage gave 266 residences and a 2026 completion.

Online sales opened on 14 May 2025 via Launchbase and the developer said more than 50 of the 81 first-phase units sold in two days (The Citizen, 19 May 2025). A September 2025 advertisement promised groundbreaking that October, yet the project FAQ on 31 October 2026 still says construction will begin in Q2 2026 with completion in Q4 2028, and no source confirms a start.

The developer's FAQ says construction began in November 2025 with completion targeted for Q3 2027 and 82 apartments, while its second site and 2025 press give 72 duplexes and Q2 2027. Its construction log records foundations complete in March 2026 and second-floor structure in progress in September 2026. The advertised 14 to 16% return is a developer projection.

Its FAQ says construction is under way and a sister page says 'breaking the ground', but no construction log or independent report confirms works. No press coverage of the project was found.

The developer gives a construction start of Q1 2025 and a target finish of Q3 2027, and its progress page carries monthly site photos through October 2026. The REDA member listing says 115 units. No independent press coverage was found, and a 'villas sold out' claim circulating on social media does not appear on the developer's pages.

Demolition of the site began in April 2026 after compensation to former residents (The Citizen, 14 Apr 2026). Phase One sales of 350 apartments and 42 retail spaces opened in October 2026 with no prices published; the developer says pre-mobilisation is expected shortly and construction should take about two years. The $250m figure appears in press headlines, not on the developer's pages.

The site's metadata states 'starting from $150,000'; the page is JavaScript-rendered, and its unit list and '24 units available' are not on any crawlable page. No completion date, construction status, legal entity, lease or permit terms are published, and the hotel's own sites do not mention the residences.
Disclosure. ZNZist's publisher group has an interest in kizikula. This is a related-party listing, held to the same standard as every other entry: only what the developer's public site states is shown, and inclusion is not an endorsement.

Sponsored articles dated 2 October 2026 report that off-plan sales opened in October 2026; the developer's homepage showed Phase 1 at 24 available and 6 reserved on 31 October 2026, with first handovers targeted for Q4 2028. Every villa joins a single managed rental pool with three weeks of owner use a year. The construction start and the developer's legal entity are not published.

No handover has been announced. Rentals are contracted to Hard Launch Hospitality.
