Sandbank Villas is a Johari Developers beachfront villa project at Nungwi, launched in February 2024 as 20 three-bedroom villas and since expanded with 12 two-bedroom Oceanview Villas, a five-bedroom Presidential Villa and a planned 30-villa Zubea resort (developer releases, 19 Feb 2024 and 1 Jul 2025); the project site now says 36 villas. The developer's project page lists it as under construction and opening December 2025 with Phase 1 fully reserved, but its construction gallery, updated through February 2026, describes the model villa approaching completion and foundation works in progress, citing material delays at Zanzibar port. No handover has been announced. Rentals are contracted to Hard Launch Hospitality.

Buying as a foreigner

No lease length, ZIPA status or residence-permit terms are published. The villas page states a $10,000 reservation and payment in five construction stages, furnishings separate. The Presidential Villa page projects 'up to 17% ROI by year 3', a developer projection.
