Paje Square is a CPS Africa mixed-use scheme in Paje village: seven four-storey hybrid-timber blocks with 203 furnished holiday apartments above about 50 shops around a piazza, targeting EDGE Advanced certification. Online sales opened on 14 May 2025 via Launchbase and the developer said more than 50 of the 81 first-phase units sold in two days (The Citizen, 19 May 2025). A September 2025 advertisement promised groundbreaking that October, yet the project FAQ on 31 October 2026 still says construction will begin in Q2 2026 with completion in Q4 2028, and no source confirms a start.

Per the project FAQ: 100% foreign ownership with a leasehold for purchases of $100,000 or more on an individual unit; occupation after a lease title certificate from the Zanzibar Condominium Board; contracts handled with ZIPA under Zanzibar law; resident permit for the buyer, spouse and four children at that price level; six construction-milestone instalments from 25% plus a 5% facilitation fee at signing to 5% at handover; VAT 15% included.
